My father owns four flats in the SW18 & SW17 area, which I manage for him, but as I live in Bristol, Longbow have directly managed these properties for a few years now. I am very happy to state that they give an absolutely FIRST CLASS service in every respect. The properties are well managed, inspected regularly, works organised and checked, whether its contractors they recommend or ones I personally instruct. Quite simply, whilst I am sure some things might be quite hard work or very time consuming, AT ALL TIMES, whatever I ask is carried out without question and always with a decent straight forward attitude and professionalism. All members of staff are very diligent, and will always let me know if there is anything needing doing rather than waiting for me to get requests from tenants. Or if it’s the other way round, all requests are acted on without delay & usually the same day. Plus, financial & estate management reports are clear, concise & regular. Longbow are right on the button with knowing their local market, they pitch rents at the right level and find me tenants to replace vacating ones 99% of the time before the old tenants have left. Therefore VOIDS are negligible & your income stream is maximised. In addition references are always thoroughly checked & so far I have never had to ask a tenant to leave or regretted one that has been living in one of my properties. Being a small local firm I am certain their service is definitely better than that offered by the chain agencies & their fees are certainly more competitive. I know this from personal experience.

Fees

Refundable Holding deposit - Capped at 1 weeks rent

Security Deposit - Capped at 5 weeks rent for annual rental under £50,000, or 6 weeks rent for annual rental over £50,000

Rent - The agreed monthly rent

Changes to tenancy - Capped at £50 inc VAT

Early termination charge - Not exceeding the landlord’s financial losses

Late payment of rent - Interest of 3% above BoE base rate for each day the rent is late, once it is 14 days overdue

Replacement keys - Reasonable costs or give the tenant the option to purchase themselves

Utilities, council tax, communication services, TV Licence etc - Tenants own responsibility unless otherwise stated in contract
